Why do so many people think home ownership is such a good idea?

Once you “buy” a house your stuck on one location for a long long time. Sure you might be able to sell it but in most cases if you sell within even the first 5 years or so your going to lose a lot of money.

So if you “buy” then you are stuck in one location for a long time. But, lets assume you want to be stuck and you like the area and your sure you found paradise and will never want to move. Ok, so you “buy” a house.

But when you “buy” you don’t really “buy” unless you pay CASH for the house. If your like most buyers, you have to borrow money from a bank in order to purchase a house. This means paying interest on a loan for 30 years.

Even at super low interest rates of %4 which almost no one can qualify for your still paying nearly DOUBLE the cost of the house in interest. If your house cost $ 150,000 then you’ll end up paying a total of $ 300,000 by the end of the loan. That’s $ 150,000 paid to the bank in interest…

You’ll also need a fairly large down payment of $ 20,000 or so to cover all the upfront cost of purchasing.

In addition to the interest and all the fees that go along with buying a house you have to pay Property Taxes to your local government. These taxes can and do INCREASE over time and usually run around 1.5% of the value of your house. So if you buy a $ 150,000 house, you’ll probably pay around $ 2,250 a year just because you “own” a house. Even if your house is paid for in cash, you still have to pay Property Taxes. It’s like a FEE that the government charges you for renting the land under your house. It’s $ 2,250 a year THROWN AWAY that you don’t profit from. Add that up over 30 years and assuming it NEVER increases, you’ll pay $ 67,500 in taxes and you will continue to pay till you die or sell the house.

In addition to property taxes, you also have to pay Property Insurance on your house. This will usually cost you about 1% of the value of your house so on a $ 150,000 house you will pay $ 1,500 per year. That’s $ 45,000 over 30 years.

Then there’s the big one, Maintenance cost otherwise known as landscaping/repair/replacement/improvement/remodeling cost… These cost can be as small as 1.5% of the value of the house up to huge amounts depending on what you need to have done. If you have to fix a roof or Air Conditioning unit these can cost upwards of $ 10,000. Anything that breaks is the home owners responsibility to fix however you could choose to let the house go to crap and not fix things or you could fix them yourself if you know how to do it.
